It usually starts quietly. A resident buys an electric car, asks the property manager for permission to plug in near their parking space, and the board says yes. Easy enough: one cable, one spot, no big deal.

Then a second resident asks, a third, and by the time the fifth request lands on the table, the board realizes nobody ever wrote down how these decisions get made, who pays for what, or what happens when the sixth, tenth and twentieth resident want the same thing.

This is how EV charging actually arrives in most apartment buildings: not as a strategic project, but as a series of one-off favors that quietly turn into a governance problem.

Know When and How to Scale

Most boards don't lack goodwill, they lack a policy. So, the first few chargers get approved case by case, often on whatever electrical circuit happens to be nearby. It works, until it doesn't.

The trouble shows up later: a resident who was told yes last year is now told no, because the shared connection is maxed out. Or two neighbors installed chargers the same month, and nobody can say clearly who is paying for the extra electricity they're both drawing from the building's meter.

None of this is anyone's fault. It's what happens when a permanent piece of infrastructure gets decided one ad-hoc request at a time.

Split the Bill Fairly

Here's a scenario every property manager will eventually face: one resident drives 25,000 km a year and charges every night. Their neighbor across the hall doesn't own a car at all. If both chargers sit on the building's shared connection without individual metering, guess whose electricity bill quietly creeps up to cover it?

It's rarely intentional, and it's almost never noticed until someone starts asking questions at the annual meeting. By then, it's not just an electricity problem but a trust problem between neighbors.

The fix isn't complicated in principle: measure what each person actually uses, and bill accordingly. But retrofitting that fairness into a system that was never built to track it is far harder than designing it in from the start.

How to Not Overload Your Building’s System

Apartment buildings were built around a predictable load: a few kitchens, some lighting, elevators, maybe communal heating. Electric vehicles don't fit quietly into that math. A single charger can pull as much power as several apartments combined, and it tends to switch on exactly when everyone else gets home from work.

Multiply that by five, ten, or twenty cars charging at once, and a building's electrical connection can hit its ceiling fast. The instinctive fix, “let's just upgrade the grid connection”, is usually the most expensive way to solve the problem, and not always the fastest one either.

There's a cheaper lever most buildings haven't pulled yet: choosing for smart charging in combination with an Energy Management System, so the building never has to ask its electrical connection for more than it can give.
